Before you start looking for a home in a 55 plus community it’s important to know if the community is age restricted or age targeted. A designated 55 and over community has restrictions on the age of residents, typically that one resident must be 55 or older. The guidelines come from the U.S. Dept of Housing and Urban Development and state... It houses at least one person who is 55 or older in at least 80 percent of the occupied units, and adheres to a policy that demonstrates intent to house persons who are 55 or older.  The second option is when the community is not age restricted but rather targeted to the 55 and older home buyer but the age limit is not enforced, basically any group can buy a house in the neighborhood.

What Is The Difference Between 55 Plus Communities.

Each community has specific guidelines about how long guests can stay who are not over 55 years of age and it's important to find out all the rules and regulations before buying. The other option which is very popular is the active adult community that is geared towards the 55 and over age group but does not place restrictions on the age of homeowners. These are communities which would most likely have patio or ranch style homes with the master bedroom on the main level and possibly the other bedrooms on the second level or all the bedrooms on the main level. They tend to have amenities such as lawn care and landscaping included in the HOA dues. The big difference is that while they are marketed to active adults or the over 55 group, anyone of any age can buy a home there. The homes above for sale are in designated 55 and over communities in Johnston County or communities that are geared towards the 55 and over home buyer but not restricted. 55 Plus Neighborhoods in Flowers Plantation

Flowers Plantation is a master planned development with numerous neighborhoods, some are built out and others are under construction or planned.

Longleaf is a neighborhood in Flowers that was marketed to the active adult homebuyer but it is not an age restricted community. Started around 2012 by MI Homes the remaining opportunities for homes for sale in Longleaf will be resales. The homes are patio style homes with master bedrooms downstairs and depending on the floor plan one or two bedrooms upstairs. These homes are semi custom with many nice features, and come in a variety of floor plans, a 2500 square foot 3 bedroom 2.5 bath home with the master downstairs and the 2 secondary bedrooms upstairs and a smaller home at 1700 square feet with 3 bedroom and 2 bathrooms all on the main level.


Lawn maintenance, street lights and maintaining the common areas  is included in the HOA dues. The clubhouse and fitness center is now run by the YMCA and offers many classes and fitness programs to its members. Longleaf is not age restricted  so any age group can purchase a home in this neighborhood. There are sidewalks connecting the neighborhood to Flowers Crossroads where the Harris Teeter Supermarket anchors a shopping center with numerous restaurants and retail stores. This is also a golf cart community.

Sweet Grass is a designated 55 plus neighborhood in Flowers Plantation which has 19 home sites with five floor plans starting in the $350,000's. Built between 2016 and 2019 by the luxury home builder Kirkwood Builders, the homes for sale in Sweetgrass range in size from around 1900-2800 square feet. These luxury custom built cottage homes have many high end features throughout. Six of the homes are on lots overlooking the pond. This neighborhood is sold out and the opportunities going forward will  be resales. 

Cottages at Evergreen in Flowers Plantation consists of bungalow style homes with two and three bedroom floor plans in an age targeted neighborhood. Built from 2016 to 2022 the homes range in size from around 1700 square feet up to around 2600 square feet. The homes feature spacious open floor plans with some homes having living space on the second floor. Two car garage is standard. This neighborhood is almost sold out so the homes for sale in the Cottage at Evergreen will now be resales.

Forge Creek is another 55 plus age targeted  neighborhood in Flowers Plantation. Ranch style homes comprising two and three bedroom homes roughly 1700-2500 square feet. The neighborhood features a community area with exercise equipment, gazebo and dog park. The neighborhood is gated and sidewalks connect to the walking trails and shopping center.

The Walk at East Village

The Walk at East Village is an age restricted planned development in Downtown Clayton. The community features a clubhouse for residents, numerous amenities such as a large outdoor pool, pickleball and  bocce courts, community garden and dog park. The newest phase will have homes for sale in the upper $300,000’s , two and three bedroom floor plans. The HOA dues include yard maintenance. Find more information here.


Carolina Overlook

Scheduled to have homes ready for sale in early 2023, Del Webb is building an active adult 55 plus resort style community in Clayton called Carolina Overlook Choose from eleven different floor plans with options such as 3-car garage, flex space, gourmet kitchens. Home prices are expected to start in the $300,000’s. The development is slated to have over 600 homes with amenities to include indoor/outdoor pools, state of the art clubhouse, community lake and lots of planned activities and groups.

The Tapestry

The Tapestry in Garner features two and three bedroom townhomes built from 2018 to 2021 ranging in size from about 1700 square feet to 2300 square feet. The amenities include a clubhouse, bbq area, numerous parks. Located close to the intersection of Hwy 42 East and I 440 making travel easy. The neighborhood is sold out with resales available for sale as an option for those looking to purchase a home in The Tapestry.

Coming Soon 55 and Over Communities

No doubt there will be more active adult communities and 55 plus communities in Johnston County soon as the demand for these homes is continually growing. As more and more people realize how close we are here in Johnston County you can be sure the trend will head this way. Clayton is twenty minutes from Downtown Raleigh, is a forty minute drive to Raleigh Durham International Airport and is two hours from the beach.

With a new full service hospital that recently opened in Clayton along with the many well know medical facilities in the Triangle, health care is readily accessible.
